Serviced accommodation (or SA) refers to fully furnished properties available for short- or long-term stays, offering hotel-like amenities such as housekeeping, Wi-Fi, and utilities. These accommodations, including apartments, houses, or aparthotels, cater to business travellers, tourists, and relocating professionals, providing a more spacious and home-like alternative to hotels.

Yes, rent-to-rent is legal in the UK, but it must comply with property laws and contractual agreements. The landlord must give explicit permission, and the rent-to-rent operator must follow regulations, including obtaining the correct licenses for Houses in Multiple Occupation (HMOs) and ensuring tenant rights are protected.
Simply, no! Tenants that use a property as their primary residence, spend more time here, leading to constant and heavy use. However an SA unit will typically have an annual occupancy rate of around 65-85%, resulting in far less general wear and tear. Further to this, our T&C’s prohibit stag and hen parties and we also enforce a minimum stay policy of 2 nights, to minimise such events. We also retain ID and credit card details (in accordance with GDPR), so that in the unlikely event of property damage, we can take additional payments.
We understand that circumstances change. Our contracts are typically 3-5 years. However, we can include a termination clause, that allows an earlier exit, with a predetermined notice period, should this be required to allow for greater flexibility.
